About the Role

Black Sheep Coffee is seeking a Director of Real Estate to lead our US expansion strategy and secure the locations that will drive the next phase of our growth.


This is a hands-on role for a commercially minded real estate professional who thrives on finding opportunities, building relationships, and executing deals. You'll be responsible for identifying and securing high-quality sites, developing market expansion plans, and managing key relationships with brokers, landlords, developers, and franchise partners.


Working across both corporate and franchise growth, you'll lead the end-to-end site acquisition process, negotiate commercial terms, and help build the systems and processes required to scale a rapidly growing brand.


The role requires regular travel to priority markets (Texas and Florida) and is office-based in Coconut Grove, Miami, when not in market.


Key Responsibilities

  • Lead site sourcing, evaluation, approval, and acquisition across priority US markets.
  • Develop and execute market growth and territory expansion strategies.
  • Chair the US Real Estate Committee, presenting site opportunities and investment cases for approval.
  • Build and maintain strong relationships with brokers, landlords, developers, and franchisees.
  • Manage the full deal lifecycle, including negotiations of LOIs, leases, renewals, and amendments.
  • Create and maintain a strong pipeline of development opportunities.
  • Implement scalable real estate processes, tools, and reporting systems.
  • Partner closely with Construction, Operations, Design, and Franchise teams to deliver successful openings.
  • Represent Black Sheep Coffee within the real estate and franchise communities.


What We're Looking For

  • Proven experience in retail, QSR, hospitality, or multi-unit real estate.
  • Strong track record of sourcing and securing high-performing locations, including drive-thru opportunities.
  • Strong commercial, negotiation, and stakeholder management skills.
  • Comfortable operating in a fast-paced, high-growth environment.
  • This role could suit an experienced Real Estate Manager or Senior Real Estate Manager looking to take the next step into a Director-level position, provided they have a strong track record within QSR, retail, or hospitality real estate.
